Why is it so hard to get into this industry?

Like many industries property management has specific policies, procedures, systems, and legal requirements, it’s these items that do not allow for lateral transfers from other industries. Think about someone considering a position you’ve had unless they have your exact experience they can’t walk in the door and do your job.

Success in this industry is measured by one’s ability to perform above expectations in one’s current position and learn new tasks. Once promoted you are expected to share your experience and assist your team members in becoming successful.

Most of the positions in property management are performance-based. What performance-based means it that you have a base compensation plus bonuses and commissions included in your total pay for the position based on how you perform. Each company and each position compensates differently, therefore it’s important to carefully evaluate each position.

If you prefer the maintenance side of our industry, your experience and skill level determines the position for which you are qualified. This part of the industry also promotes from within as you build your skills and gain experience.

The entry-level positions into this industry are Leasing Consultant and/or Resident Services.  Most positions include assisting prospective residents in leasing apartment homes, assisting current residents and other general office duties. This is a team environment and one’s ability to promote from within is to be part of the team, learn new duties by assisting others and performing above expectations.

  • Trade School certificate

  • Hotel, resort, commercial office, apartment maintenance experience

  • Well rounded construction or facilities maintenance

  • Strong customer service and communication skills

  • Basic computer skills
